Planning and Development Services Department Recognized with 2019 Common Ground Award

The City of Tucson Planning and Development Services Department (PDSD) was honored at the Metropolitan Pima Alliance (MPA) Common Ground Award ceremony for the 2019 Tech Tools. The yearly event is hosted by MPA to recognize community leaders, projects, and programs that have made significant contributions toward bridging divides and finding solutions to complex challenges in creative ways.

Effective 10/01/19: Pre-Construction, Inspection, and Engineer Certification Process for All New Development Packages

The current process for a Development Package to transition from an issued permit to a final project is being updated. The purpose is to unify all project stakeholders and a higher level of project quality assurance by having a more consistent approach. This updated process will affect new Development Packages submitted for review after Tuesday, October 1, 2019.

Development Package projects which involve any of the following are subject to the Pre-Construction/Engineer of Record Certification Process:

Report Outlining Future of Development Impact Fees Available

The City of Tucson collects Development Impact Fees to fund public infrastructure improvements needed due to new residential and nonresidential growth. Development Impact Fees are one time fees dedicated to expand roads, parks, police services, and fire services. These fees are set based on a report outlining growth projections and current and future infrastructure needs.

Tyler Technologies' EnerGov permitting system has been selected to replace PERMITS Plus

The City of Tucson has selected Tyler Technologies’ EnerGov permitting system to replace the more than twenty-year old Permits Plus program. City staff went through a competitive procurement process to find a system that best meets the City’s collective needs for effective process management, enhanced transparency, improved coordination between Departments, extensive utilization of GIS, and integration with other programs such as financial, document management, and reporting systems.

INSPECTION NEWS

A permit is required to perform work on private property. Please refer to the exceptions for work that may be done without a permit. After a permit has been obtained, work may begin. Permit holders must have the work inspected prior to covering it up. For example, foundations must be inspected after the dirt is removed but before the concrete is poured.

Remote Video Inspections

The City of Tucson is now performing remote video inspections via Skype.

A limited selection of permit types are now eligible to participate in the remote video inspection program including:

  • Rooftop Solar Installations
  • Electrical Service Upgrades
  • Electrical Reconnects
  • Water Heater Installations
  • Gas Line Installations

Construction Start Times

Noise Ordinance

City Code 16-31(b)(5) prohibits construction noise between the hours of 8:00 p.m. through sunrise Mondays through Saturdays, and at any time on Sundays and legal holidays (Persons may engage in such activities at that person's own residence between 9:00 a.m. and 6:00 p.m. on Sundays or legal holidays).

Walk-in Permit Counter Hours

Starting on January 9th, 2017 Planning & Development Services will have new service hours for the Permit Counter. Walk through services at the Permit Counter will end at 2 p.m. daily. However, there will be a limited number of appointments available after this time. An online service will soon be available to schedule these appointments.
